University District & West End homes for sale

This is the area immediately around the University of Windsor and the streets running west toward the Ambassador Bridge. Student demand is the defining feature: a meaningful share of the housing near campus is rented by the room or by the unit, and a number of listings here are bought as investments rather than as homes.

The housing itself is old — the median listing with a reported build year dates to the early 1950s, and much of the stock near campus is older than that. Condition varies far more than price does; two houses on the same street can be a decade apart in deferred maintenance.
