Windsor-Essex's South Asian community spans the Indian, Pakistani, Bangladeshi, Sri Lankan, and Nepali families who have made this region home — some decades ago, many within the last few years. Harjeet Singh is a REALTOR® with Jump Realty and part of that community himself: he came to Windsor from India for graduate school, settled here, and now helps other families do the same.
A word on language, stated plainly: Harjeet works fluently in Punjabi, Hindi, and Urdu, and in English with everyone. He doesn't speak Bengali, Tamil, Sinhala, or Nepali — so for clients from those communities, the working language is English, with the same patience for questions and the same newcomer-focused explanations. Your first Canadian home, step by step
Most of the families Harjeet works with are buying their first home in Canada, under rules nobody back home could have briefed them on. The mechanics below are the same for every buyer in Ontario — what differs is having each one explained before you're committed, rather than discovered after.

The offer
In Ontario, an offer is a signed legal document, not an opening chat — price, closing date, what's included, and the conditions that protect you. Once the seller signs it back, both sides are bound by it. Understanding every line before signing is not optional, and it's the agent's job to make sure you do.

The deposit
A deposit — typically due within 24 hours of acceptance — shows the seller you're serious. It's held in trust, not handed to the seller, and it counts toward your purchase price at closing. What happens to it if a deal falls apart depends on how and why, which is exactly why conditions matter.

Conditions
A conditional offer lets you confirm financing, complete a home inspection, or review documents before the deal firms up. If a condition can't be met, you can walk away with your deposit. Waiving conditions makes an offer more attractive to a seller and riskier for you — a trade-off to make with open eyes, never under pressure.

Closing
Between acceptance and key day, a real estate lawyer handles title, registration, and the money. You'll pay costs beyond the price — legal fees, Ontario's land transfer tax, adjustments for prepaid taxes and utilities. All of it can be itemized well in advance, so the final number is one you've already seen.

Before real estate he built a career in data and AI — a master's in computer science from the University of Windsor, work with Agriculture and Agri-Food Canada, and years teaching at St. Clair College. The teaching carried over: he'd rather show you the reasoning than ask you to trust the adjective.
