Worth knowing before you offer

Lowest median asking price per square foot of the Windsor areas — but only about one listing in five reports floor area at all, so treat it as a signal, not a measurement.
Genuinely old housing. Knob-and-tube, galvanised plumbing, clay drain tile and undersized electrical services are all common findings, and each is an insurance question before it is a repair question.
Arterial frontage on Ouellette, Dougall, Howard or Walker sells at a discount to the interior streets for a reason. Compare like with like when you read the medians.

About Central Windsor

Central Windsor runs south from the downtown edge along the Ouellette, Dougall, Howard and Walker corridors, with residential streets filling the grid between them. It is the oldest housing in the city by a clear margin: among listings that report a build year, the median here is pre-1930, and streets like Marentette, Pierre and Wellington are largely early twentieth century.

It also returns the lowest median asking price per square foot of any Windsor area. That is the whole proposition — you are buying floor area and location cheaply and paying for it in the age of the systems behind the walls.

Areas are matched by postal district, which is the only neighbourhood signal the listing feed carries reliably. It maps closely to how Windsor is described locally, but a home on the edge of Central Windsor may be described differently by its neighbours.
