That feed contains no sale prices at all, so every figure you see on a listing or community page is an asking price.

The two will not agree, and neither is wrong. A median asking price describes what is for sale today; a median sold price describes what buyers actually paid last month.

These figures cover single family homes. WECAR reports Windsor-Essex by property type, and every price and count above is drawn from the single-family line — detached, semi-detached and freehold houses. Condominiums, farms, vacant land and commercial property sold in the same month are counted separately, and are broken out further down this page.

Categories outside single family homes sell in single digits most months, so their averages swing hard on one transaction and should not be read as a trend.

By municipality

Municipal figures come from the Canadian Real Estate Association’s district report for Windsor-Essex, which counts a broader set of residential sales than the county series above. They are not slices of it and will not add up to it.

Municipalities not listed above have no published report. Windsor, Essex and Lakeshore are split across several reporting districts that cannot be combined into a municipal median, so they are left out rather than estimated. Current inventory is available for all eight.

What this means for your own sale

A regional median is a starting point, not a valuation. What your home is worth depends on its street, its condition, and what comparable homes near it actually closed at.
