Get your financing sorted first
A pre-approval tells you the number you're actually working with, and makes your offer credible. It is not a guarantee — final approval depends on the specific property and its appraisal.

Price is one term among several. Closing date, deposit, inclusions, and conditions — financing, inspection, status certificate on a condo — all carry real value and real risk.

You use the conditional period to verify what you assumed. Once conditions are waived the deal is firm and the deposit is committed.

Your lawyer handles title, adjustments, and registration. Funds move, keys transfer. Budget for costs that land here, not at offer time.
