Worth knowing before you offer

Widest spread of asking prices in the region — the same city contains both the cheapest and some of the most expensive stock.
Older housing stock in the core neighbourhoods means knob-and-tube, galvanised plumbing, and clay drain tile are live inspection issues.
Proximity to the Ambassador Bridge and the Gordie Howe crossing shapes both traffic and demand on the west side.

About Windsor

Windsor is the largest market in the region by a wide margin, and the most varied. Walkerville and Olde Riverside carry pre-war character housing; South Windsor is dominated by post-war and later subdivisions on larger lots; the east end and Forest Glade skew newer and more affordable per square foot.

It is also the only part of Windsor-Essex where a car is genuinely optional in places. The downtown and university blocks have the best walking access to groceries, healthcare and jobs anywhere in the county — which the access data below reflects.

The University of Windsor and St. Clair College put steady rental demand into the neighbourhoods around them, which matters if you are buying as an investor rather than to live in.
