These are sold prices, not asking prices. They come from WECAR’s monthly report of what actually closed — a separate source from the MLS® listing feed that powers the rest of this site. That feed contains no sale prices at all, so every figure you see on a listing or community page is an asking price.
The two will not agree, and neither is wrong. A median asking price describes what is for sale today; a median sold price describes what buyers actually paid last month.
These figures cover single family homes. WECAR reports Windsor-Essex by property type, and every price and count above is drawn from the single-family line — detached, semi-detached and freehold houses. Condominiums, farms, vacant land and commercial property sold in the same month are counted separately, and are broken out further down this page.
Every property type that sold, not just houses
The figures above are single family homes alone. This is the whole month — what else changed hands in Windsor-Essex, and how much of the market each kind of property is.
463 properties changed hands on the MLS® System in August 2026. 428 were single family homes — the only ones counted in the sold prices above. The other 35 were condos, farms, land and commercial property.

Average price is total dollar volume divided by units sold — the only price figure WECAR publishes per property type, and an average rather than a median. Categories outside single family homes sell in single digits most months, so their averages swing hard on one transaction and should not be read as a trend.

What buyers actually paid, across the whole range
A median is one number in the middle. This is the shape behind it — how many sales landed in each price bracket, which is what tells you whether your own price point was busy or quiet.

Median and average sold price over time
Windsor-Essex, September 2024 to August 2026. Source: WECAR. The average sits above the median whenever a few expensive sales pull it up, so the two lines drifting apart is a change in what sold — not a change in what homes are worth.
