Worth knowing before you offer

Roughly one listing in five here is multi-family — the highest share of any Windsor area, and the reason downtown draws investors as well as buyers.
Some houses are legal multi-unit conversions and some are not. Confirm the legal use with the City before pricing an offer on rental income.
A large share of the stock is pre-war: knob-and-tube wiring, galvanised supply plumbing and clay drain tile are live inspection findings, not hypotheticals.

About Downtown & City Centre

Downtown covers the riverfront blocks facing Detroit, the Ouellette Avenue spine, and the older residential streets behind them. It is also the busiest area in the city by listing count — usually the largest single block of inventory on this site — and the most mixed, running from studio condos to riverfront houses.

It holds the best walking access to groceries, healthcare and jobs of any area in the county, by a distance. The access panel below is measured against every census block in Windsor-Essex, and downtown is where the region's walkable inventory almost entirely sits.
