That feed contains no sale prices at all, so every figure you see on a listing or community page is an asking price.
The two will not agree, and neither is wrong. A median asking price describes what is for sale today; a median sold price describes what buyers actually paid last month.
Tecumseh figures come from a different report than the county-wide ones. CREA publishes municipal statistics for a broader set of residential classes than the Windsor-Essex county series on this site uses, so the two count differently on purpose. The municipalities will not add up to the Windsor-Essex total, and neither figure is wrong — they answer slightly different questions.
