Emeryville and Puce are the two hamlets on the western end of Lakeshore, strung along County Road 22 and Old Tecumseh Road between Tecumseh and Belle River. This is where most of the municipality's recent subdivision building has gone, and it usually holds more active listings than anywhere else in Lakeshore.
The stock splits three ways: post-2000 subdivision houses south of County Road 22, older lakefront and near-lakefront property north of it on Lake St. Clair, and rural lots on the concession roads between. Those are three different transactions, and the asking prices in this area reflect all of them at once.
