Closing day is one number. What decides whether the house is affordable is the mortgage, property tax, insurance and utilities together.

Two lines here are calculations. The rest are ranges. Land transfer tax and the PST on mortgage default insurance are exact — both are set by statute. Everything else is a range quoted by local providers, because a calculator that returns “$4,187 in legal fees” is inventing precision it does not have. Get an actual quote from your lawyer early; most will give one over the phone.
The PST on default insurance is the one nobody warns you about. Below 20% down your mortgage has to be insured. The premium gets added to the mortgage — but Ontario's 8% sales tax on that premium cannot be, and your lawyer collects it in cash on closing day. On a $450,000 purchase with 5% down it is roughly $1,370 that was never in anyone's budget.
A home inspection is not a closing cost for most people. It is paid during the conditional period, weeks earlier, and by the time you are budgeting for closing you have usually either paid for one already or decided not to have one. Answering the question at the top puts it in the right place instead of assuming.
Adjustments swing the most. If the seller prepaid property tax for the year, you reimburse them for the portion after your closing date. A January closing adjusts almost nothing; a December one can adjust nearly a full year of tax. The date you negotiate has a real cash consequence.
